All flats are let to a corporate tenant on 1–2 year leases, meaning they are not affected by the Renters Rights Bill coming into effect on 1 May 2026. The tenant uses the properties for temporary accommodation for the local authority housing list and must return them in line with the initial condition survey and inventory, subject to fair wear and tear. Total annual rent is £63,120, paid monthly in advance and guaranteed, with the corporate tenant responsible for internal maintenance (except gas boilers) while the freeholder maintains and insures the building and communal areas, recovering costs from rent. Flat 4 was renewed on 1 March 2026 at £1,210 PCM (a 10% increase from £1,100), and the other three flats are due for renewal during the year, with potential but not guaranteed rent increases.
